Construction Management provides owners with experienced construction involvement from the early stages of a project through final completion.


Rather than waiting until design is complete to bring a contractor into the process, The Gem State Group can become involved during planning and design to help evaluate scope, budget, constructability, scheduling, procurement, and project requirements before construction begins.


As the project moves forward, we coordinate with the owner, architects, engineers, designers, subcontractors, suppliers, and other project participants to help keep design decisions, construction requirements, costs, and schedules aligned.


The result is a more collaborative and transparent construction process — with experienced construction oversight focused on helping the owner make informed decisions throughout the project.

Construction Management may be the right approach when:

For projects with a clearly defined scope where the primary objective is establishing a fixed price before construction begins, a traditional General Contracting structure may be more appropriate.

Traditional General Contracting is typically best suited for projects where the plans and scope are substantially complete and the contractor can price a clearly defined body of work.


Best suited when:


  • Plans and specifications are substantially complete
  • The scope of work is clearly defined
  • A fixed or established contract price is a priority
  • Limited design development remains
  • The project can be competitively bid as a defined package
  • Changes during construction are expected to be limited


The General Contractor performs the work according to the construction agreement and manages subcontractors, materials, scheduling, inspections, and completion of the defined scope.

Neither approach is inherently better for every project.

OUR ROLE AS CONSTRUCTION MANAGER

As Construction Manager, The Gem State Group serves as the construction link between the owner, design team, subcontractors, suppliers, and the work taking place in the field.


Our involvement can begin during the earliest stages of planning and continue through construction and project completion.


Depending on the needs of the project, our role may include pre-construction planning, constructability review, budgeting and cost analysis, subcontractor bidding and selection, procurement, scheduling, permitting coordination, project documentation, construction oversight, and coordination among the project team.


Throughout the process, our responsibility is to provide experienced construction leadership, maintain visibility into the project, identify issues before they become larger problems, and help keep the owner informed as decisions are made.
